In addition, the issue may be truly problematic or only cosmetic. Some issues will require immediate attention and others can be overlooked.

Sagging Roof

If the entire roof is sagging and it’s a roof structure that has been recently built the issue would could very well be an architects design flaw. There is a chance that the builder or framing contractor is responsible. It’s advisable to work with an architect that is familiar with the snow loads and best building practices for your area.

Sometimes architects will design a Colorado roof structure that only meets minimum standards for an area that should have more stringent building codes. This architect should space the rafters for a heavier snow load, thus installing the roof rafters closer together and or designing the build with wider lumber.

If you want to build a roof system for an unexpected weather related event than the roof has to be built with far better construction than the minimum building codes. Consider the following;

  • Most of the roofs in Colorado Springs or Denver area are built to minimum specifications.
  • Denver roofers should not be held responsible for conditions that pre-exist shingle installation.
  • Roofers install shingles and rarely do they install the roof decking on new construction.
  • The framer should install the decking according to the Architect’s design and builder’s instruction.
  • Many of the roofs that are built in the higher country of Colorado should be installed with 5/8” or 3/4” decking.
  • The roof could be sagging due to a builder or roofer cutting cost.
  • These contractors could reduce expenses by employing cheap and untrained labor.
  • Costs can be reduced with inferior products and less than minimum standards.
  • For instance, if a framing crew chooses to install the roof deck without using an acceptable nail pattern this could lead to serious consequences.

Roof slope failure

This framing system that has failed may need the attention of an architect or engineer to correct the issues. There is a possibility that this roof system could be corrected, but it may or may not require the removal of the roofing material and deck. This would allow for the opportunity to install new framing members where the old members were.

There is a chance that the entire slope of the roof could be jacked up and a properly braced supporting beam to be held in place over a strong back on top of ceiling joist that expands to two vertical walls. A pony wall of some type would have to be created to carry the weight of the roof and distributed to the strong back which would distribute the weight over the walls. No matter what It still may be advisable to have an architect or engineer oversee this project. You’ll have to consult with your local building department for current requirements. You may find one of the many Denver roofers that might be willing and possibly qualified to assist in this endeavor, however we’d highly recommend that an Architect oversee the project.

Sagging Rafters

While inspecting a roof a small section of the roof may be sagging. This may be caused from a broken rafter. The rafter may break at a knot in the wood or the original framer installed an inferior board that should never have been used in the first place.

Some rafters in older construction may have been short nailed into the ridge board and slippage has occurred resulting in some sagging of the rafter. This framing member should have been securely fastened.

In either case a simple fix of jacking up the roof with a hydraulic jack that is stationed on top of an interior wall or supported by a temporary beam laid across many ceiling joists to span over the top plate of two walls may be used. Once everything is in position the rafter can be raised to it’s proper height and another rafter can be securely fastened to handle the weight of the roof system. This feat may be accomplished with an exceptionally qualified Denver roofer that possesses an unusual aptitude for engineering stresses and one that has a General contractor’s license. I’d still recommend the use of an engineer or an Architect to oversee the project.

It may be beneficial to install framing collars that expand from one rafter to the opposing rafter on the other side of the ridge board. This will help prevent tensile forces from pulling the rafters away from the ridge board. In addition, vertical purlin braces may help with lateral forces on long rafters to keep them from sagging.

Sagging Ridge Line

The sagging ridge line may be a result of a broken ridge board. If this is the case a pair of steel plates designed specifically to re-join the broken ridge board may be an adequate fix. The ridge board would have to be temporarily lifted and shored up while the steel plates are being bolted together through holes that are spaced properly to form a powerful bridge. It would be advisable to install some rafter collars and purlin braces in this area. Again, it might be wise to consult with a mechanical engineer on this project.

Rotted Wood

A simple and persistent water intrusion over a period of time may lead to structural damage on top of a roof. The water leak doesn’t necessarily have to be on top of the roof. A wall structure that has a water intrusion resulting in dry rot may begin to sag under the roof load. You may be able to see the roof sagging at the eave where the rafter tails sit on the exterior walls top plate and sagging occurs because of dry rot wishing the wall.

Roofing members and more specifically the rafter tails are an area where dry rot may occur. Again, what you may see is sagging at the roofs edge.

A more common issue is when the roof flashing doesn’t perform as intended and water intrusion occurs at the junction of a wall penetration and roof. As this occurs the water begins to rot out the roof decking. There are times when this can be observed from the ground. Most of the time when dry rot occurs on the roof deck it is discovered from a roof top inspection.

Roof Sheathing Delamitation and Swelling

Improper roof and attic ventilation is known to cause structural roof damage. A roof system needs to breath. The best way to do this is for the exterior air to be drawn up into the attic by soffit vents. Once in the attic this air should exit the roofs peak. Ridge vents and air hawks are two roof exhaust vents that perform well. There are other products on the market for ventilating attics and you may want to investigate which product combination works best for you.
OSB or CDX plywood expand and contract due to moisture levels. If the roof system or attic is unable to breath than moisture levels of the roof structure would exceed acceptable levels and begin to expand. This expansion can result in delimitation of plywood and swelling of the OSB. Both of these can become so extreme that the decking will need to be replaced and proper ventilation should be installed to prevent this from occurring again.

The roof system that isn’t ventilated properly should not be the responsibility of a Denver roofer. It was the responsibility of the builder and the architect. Consult with an architect to know what’s best for your roof design. There are no cookie cutter answers to resolving builder issues related to roof ventilation. 

Cosmetic Decking Issue

Decking installed without expansion gaps results in buckling and telegraphing of the outline of the roof decking through the overlaying shingles. More than likely resulting in only an unsightly aesthetic issue. This can’t be repaired, it would have to be replaced.

The temperature changes that have come with the seasonal transitions between winter and spring have caused some turmoil in the skies. The combining hot and cold fronts have caused serious wind storms that are only worsened by the Rocky Mountains in our backyard. These three elements make for windy spring seasons, but this one has been very severe. Parts of the state have seen 100 mile per hour winds at some points. To put it into perspective, the most mild tornadoes have winds ranging from 70-90 miles per hour. Most of the state has seen 55 mile per hour winds, but others across the front range have seen much higher. These winds have been coming in mostly in gusts, and not consistent, which is what differentiates these winds from actual tornadoes. At any rate, however, these winds are causing serious damage to homes across the state. Although this blog is time sensitive the fact of the matter is every year storms pummel Colorado causing significant amounts of roof damage. Top 3 Types of Roof Damage Due to High Winds

There are several things that are contributing to roof damage when these storms occur. These three types of damage caused by high winds created a lot of roof damage in Denver.

  • The Wind: The wind itself causes damage to roofing in several ways. Depending on the speed of the wind and the age and construction of the roof, the shingles and other roofing materials will start to move. Not all parts of the roof are receiving wind exposure equally, however. This means that the outside shingles are going to be the most exposed and are going to be more susceptible to damage. These may start to lift first during a serious wind storm. The top of the roof is also a vulnerable area. This is where the real problems start to occur, because at this point the “membrane” or the underlay of the roof is exposed and it can cause all the materials to start to peel up, one shingle at a time. The roofs ridge which is the peak of a gable and the lower corner of a gable roof at the rake edge experience the greatest amount of wind force. This negative pressure will strip shingles at these locations. Please see the above image and you’ll see shingles that were stripped at the lower right corner which is the rake eave.
  • Shrapnel: wind blown debrisAnother thing that can cause damage to roofs during high wind storms is flying shrapnel and other objects. See the image to the left and a concrete pole from an awning became a missile which lodged itself into this roof deck. Besides the rare and unusually large object in the photo typically what occurs is lots of debris, dust, and water can fly around during gusty winds can bang up against the roof and cause damage to the shingles and construction. Depending on the types of wind, fairly large objects can take flight and cause serious damage. However, even the little things can cause damage; like dust, it can fly in clouds and get lodged up underneath the shingles. This can cause the shingles to be slightly lifted up, and more easily ripped of by high winds.
  • Trees: The winds in these recent storms in Denver have been so intense that they have actually knocked over large trees, and this can cause more than just damage to your roof, but damage to the whole home.

Most people wouldn’t think that high winds would be too much of a concern for housing structures, roofing included, but they are. High winds can be just as destructive as other types of weather, if not more, especially if your roof is old or poorly constructed. Remember to do regular maintenance as often as necessary to avoid damages to your roof and consequently, your home.

In this post we’ll explore  the most frequent causes of damages to your roof, so that you can get to know your enemies as well. Well may a little bit dramatic that the following items are enemies, they certainly have the potential of negatively impacting your roof.

High winds and hail forecasted!

Wind

The most common image we all have of this enemy of your roof is in the form of intense, tornado or derecho winds which tear through your shingles and flashing, leaving behind a beaten and battered roof that no longer can serve the purpose that it is meant to serve. While this type of wind is certainly a challenging nemesis for every roofer, it is important to know this enemy in all of its forms. Over time, even moderate winds can loosen nails in your roofing materials. When nails become loose, the strength of the wind required to damage your roof lessons, making your roof even more vulnerable. As long as the roof was properly installed with the correct nail patter and the nails properly set than the potential for wind damage is minimized. Of course, if a tornado or straight line winds from a derecho occur the shingles are likely to be damaged. The negative air pressure from these weather events are tremendous and do a considerable amount of damage to roofs.

Dysfunctional Flashing

The singular purpose of the flashing on your roof is to create a water-tight boundary between sections of your, roofing materials and other parts of the house, and between roofing materials and roof projections. When this flashing is rendered dysfunctional by elements such as wind or hail, the likelihood of your roof leaking increases substantially. As the guardians of your roof, our roofers know that checking that status of your roofs’ flashing regularly is critical in preventing far more costly damage. Besides wind or hail creating functional damage to flashing the number one issue with flashing would be that it was insufficient to begin with. Every roof installer needs to have adequate training and understanding the dynamic function of each piece of flashing that is being installed. The principal is the same for each piece of flashing installed is designed to divert water from the area that it’s protecting. Chimney flashing, wall flashing and the flashing around skylights are vulnerable areas where water can easily penetrate if the flashing is insufficiently installed. Add a lot of wind driven rain and you might find some serious property damage.

Hail

Your roof is put under constant strain simply by being outside in the elements, and those natural elements put wear and tear on your roof, and can cause damage over time. Because everyday elements of the natural climate only cause damage over long periods of time, they can be addressed simply with regular roof inspections. The ultraviolet rays begin degrading an asphalt shingle from the date of the install, provided of course that it’s a sunny day. Our next weather event that consistently impacts Denver and Colorado Springs is produced from our constant summer time thunder storm events. A violent thunder storm in our region gives birth to hail stones. These hail stones cause damage that is not at all gradual. When your roof is subjected to hail it can be damaged to a great degree, instantly. The roofers in Denver and Colorado Springs know this enemy well, and have the knowledge to defend against it.

Fight Hail stones by installing a class 4 roof

One of the ways we can help minimize the impact from a hail storm is by installing a class 4 hail impact resistant asphalt shingle. This product is in no way a hail proof roof. As of 2015, a hail proof roof has yet to be created. Over the years I’ve seen clay tile, cement tile, metal roofs, wood shakes, and certainly asphalt shingles damaged from hail stones. A class 4 shingle has to meet underwriter’s laboratories testing standard of U.L. 2218. There are four classes or ratings of shingles and the 2218 testing is for class 4. The testing proceeds as follows, a 2″ steel ball is dispatched from a height of 20 feet. This test is designed for the ball and land on a specified targeted area of the shingle. This will be repeated two times on the same targeted area of the field or center of the shingle. Once again the ball will be dispatched and orchestrated to target the edge of the shingle impacting the edge two times. The lab technician will remove the shingle from the launch pad and visibly inspect the shingle on the front and back side to see if there are any fractures, tears, punctures or cuts in the mat of the shingle. If the shingle is not damaged in any of the ways as described than it will be rated as a class 4 shingle. It has passed the test as a hail impact resistant shingle. If you want to fight hail than this is the way to do it. In addition, to asphalt shingles there are other class 4 rated roof systems on the market. Some of the metal roof systems are class 4. Consider looking at the different manufacturers who produce the stone coated steel roof products. These products have been around for a couple decades and they hold up well in a storm.

The composition shingle prevents water from leaking into your home and damaging the interior walls of the home. Having damaged composition shingle, may cause your ceilings to leak, mold and mildew in the walls. Damage composition shingle, need to be inspected and replaced immediately.  Within this article, I will discuss some common signs of composition shingle damage.

The best way to inspect composition shingle damage is climbing up a ladder. Homeowner can perform a visibility check by walking around the outside of the home.  When performing a visibility check, homeowners can start looking for missing, cracked or loose composition shingles. If a composition shingle is missing or loose, usually the damage is visible from the ground. Also, when performing a walking visible check, homeowners may want to check for scrapes or gouge on composition shingles. Gouge or scrapes on composition shingle is signs of damage below the surface.  If you see gouge or scrapers, it is time to call a contractor and claims adjustor. Walking on the roof is unsafe with these damages present.  Other composition shingle damage includes:
