Homeowner perspective on Roof Replacement

After the storms in 2018 that hit Fountain, CO I knew that I needed to get my roof replaced.  We were not having leaking nor actual holes in our roof, but I knew we had damage.  Working for a Colorado roofing company, I knew that my roof would have to be placed on hold because of the severity of the storm and damages homeowners in my area received.

Now not many people work where I work…with a Colorado roofing company.  I had an edge on what the steps were and what to expect during this process. My goal is that the information within this blog, will help you and provide you guidance.

Fast forward to 2020… We began the process of selling our home.

I knew that I had put my roof replacement on hold after the 2018 storm however in order to sell the home, the roof would need to be replaced now.  I figured that the replacement would have to be done prior to closing or the new homeowner would not be able to get insurance coverage. So, the replacement process began and, was stress-free because of where I work.

I figured that the most stressful part of the replacement process would be working with my insurance company, we only had two weeks to get everything done and I didn’t need anything to prevent the closing from moving forward.  To my surprise, after calling my insurance company, within a couple of hours, I had an email from the assigned adjuster ready to set an appointment to come out and inspect my roof.  Now I know some homeowners would be totally against providing information to the roofing company let alone have them at the house when the insurance adjuster is there.  I am here to tell you; this is the Best thing to do.

You want your roofing company there to meet with the adjuster, let me tell you why…

My project manager came out to the house prior to the adjuster meeting and did his own inspection. This allowed him to see where the damage was and what “necessary” components were needed to bring my roof back to pre-storm status.  I was so thankful, because the day of the appointment, my project manager arrived at my house before the adjuster, he placed ladders at the access points, so the adjuster didn’t need to. And when the adjuster arrived, after introducing himself, handed the adjuster an inspection showing the scope of work needed to replace the roof.  The adjuster was so impressed that all they had to do is verify that what was on the inspection in fact had damage and needed to be replaced.  After the adjuster reviewed the information, all that was left to do is create the claim summary and cut the check to me.  This alleviated the whole supplementing step that normally would have been done if this had not been provided to the adjuster, not to mention kept us on our schedule for closing.

Again, insurance moved quickly and had the claim summary to me within a couple of days along with the insurance money directly deposited into my account.  I truly do not think that if my project manager had not prepared the inspection before the adjuster appointment, we still would have been working through the supplement process and had to have the closing moved back.

I hear from our customers often how wonderful our customer service is and how happy they were not only with the company, but their project manager and our roofing crews.  I was finally to witness what all the hype was all about!

My project manager moved quickly to get the materials ordered and our roof replacement on the schedule.  By the end of the week, we were set for a Saturday build, which I knew that we did replacements over the weekend, but what I was surprised was that my project manager not only also worked, but was there when the crew showed up and came back when the replacement was completed to make sure that everything was done to my liking and our property as well as our neighbors was clean of nails and debris.

Building a spirit of excellence within the culture requires hard work.

A legacy of roofing excellence is something to be proud of. I’ll share just a brief snap shot of what this might look like for a roofing contractor. It’s the little things that count just as much as the larger ones. It’s my hope that Colorado Springs roofers will embrace transformation so that they may carry and manifest a spirit of excellence. We continue to self assess for everyone is prone to mediocrity unless they plan for excellence. In future articles we’ll share on a much deeper level.

It is now January 4, 2020. I am now 55 years old and started roofing around 1983. That is over 35 years or 3 decades since my first roof. When our team says, “Customer service is key” we mean it. Here in a moment I’ll share a brief account of a customer testimonial from 2010 in Colorado Springs. A healthy proverb to remember, “A good name will follow you into the future.”

Although we are broken we strive for excellence in all we do. Being wholehearted is critical in a world that is divided. I want to tell you about a roofing client. My client was not looking for a roofer in Colorado Springs, as a matter of fact his interests for a contractor that provided services for Colorado Springs roofing was far from his mind.  I remember meeting my client back in December of 2010.

He was outside working in his garage.  He mentioned to me that he had seen a couple different Colorado Springs roofers working along his street after the 2010 July, 4^th, Colorado Springs hail storm. Being the cautious and careful home owner that he is, he decided to wait to sign any contract with any roofer right away.  I recall our client saying he was glad he waited because the other roofing companies seemed to be in a hurry with their work and it reflected in their process.

Another resident on the street had collateral damage from the storm. These extraneous repair items on the exterior of their home were paid by the insurance company. These monies were intended to repair the gutters and repaint one wall on the house. The hail in that area exceeded golf ball size causing damage to windows, gutters and siding.  This particular resident I’m speaking of signed with a Colorado Roofer that didn’t explain to them the insurance loss summary statement provided by their insurance company.  To make a long story short; this roofer took the additional money for the exterior damage along with the intended roofing portion of the insurance contract.  The only work the roofer did was in fact the roof. Before releasing insurance funds to a contractor, familiarize yourself with protocols of the insurance industry.

By the time Integrity Roofing And Painting came along, our client was not interested in another Colorado Springs roofing company. He was skeptical at first, his neighbors were burned, who wouldn’t be skeptical? After awhile he warmed up to me and began sharing some of his concerns and needs.  He allowed me to look at his roof and mentioned to me that he’d also like to get his house painted, however his insurance only paid for one side.  After looking at our client’s property and comparing his insurance loss summary with my findings I knew he needed some help. At this time he allowed me to explain the insurance process to him. I reminded him of how busy adjusters are and that some items of importance were overlooked. Knowing what I know of this industry I figured it would be a good idea to have an adjuster reassess his claim. My client trusted our advise and called the claim center to ask for the property to be re-inspected.

This particular Colorado Springs July 4, 2010 hail event occurred during three separate events. The hail started falling during the afternoon from the first round of storms. It stopped after the last round of storms in the evening.  I met with the adjuster who was reassessing the property damage.  I provided an inspection to his insurance company for the work we deemed necessary to restore the house to the original state prior to the hail storm.  “That’s why we have insurance right”?

After discussing the scope of paint work with the adjuster he agreed to pay Integrity Roofing And Painting to paint all sides of the house.  My client was very excited that his wife was finally able to change the paint color on the house. Their gutter was in need of repair and the adjuster paid to replace it. What started as a problem became a blessing.

They couldn’t be more pleased with how we handled all aspects of their project. He was excited to work with a Colorado Springs Roofer who was able to repair all of the storm damage. Our client was glad that he waited for the right contractor.  I believe the word used was perfect.  “Everything is perfect!”

I appreciate this testimony and the final statement, “Everything is perfect” which came from our client. However, when I reflect on the word perfect I have to disagree with this assessment. To be perfect is to be without flaw and that is rarely attainable. I would prefer excellence over perfection for we are all flawed and to expect perfection in all things is not realistic nor healthy. I really appreciate a healthy does of reality and hope that we might be satisfied with a spirit of excellence.

No longer is it in the ethereal realm for you were encountered in real time and space and for you it was an objective experience. However, if one benefits from an experience while another is hurt than the experience for one is good and the other is bad. Why should we think that we’ve done well when it’s not a win, win situation? We should not separate right and wrong from business. Everyone that enters into a covenantal relationship or contract should equally benefit. No one should be unequally yoked. Every relations should be a win, win situation.

IT SEEMS THAT VOICES ARE BEING SILENT

I’m hear to tell you that the emperor is naked and no one is telling him. There are Colorado Springs roofers and homeowners that are stealing from insurance companies and everyone seems to act like it’s okay. As a regular Joe the Roofer, I’m here to say with a prophetic voice to this generation and to Colorado Springs that it’s not okay for you to illegally benefit from the insurance company. If you think it’s okay than just wait to see what your children do. Every generation builds upon the past generation. I only hope that the generation learns to not reproduce the greed that they are witnessing in their parents. Sure they may not actually see the full manifestation of their parents, yet don’t be fooled it will show up for the things of the heart can not be hidden. I love people, and I hate to see greed manifested; for it’s insatiable once it has been given birth.

ROOFERS AGAINST INSURANCE DEDUCTIBLE FRAUD

There are several legitimate Colorado Springs Roofers that operate their businesses with structures of integrity that follow rules and abide in the law of the land. They will not compromise their integrity for greed. They find their integrity is based upon truth and they will not compromise what’s right and wrong for money or convenience. Yes, integrity is not relative it’s objective and the source of real integrity is only found in the Bible. Several Colorado Springs roofing companies are against insurance deductible fraud and I’m hoping to see a movement toward righteousness in our industry and to witness men and women being transformed.

HOMEOWNERS’ PERPETUATE CORRUPTION WITH ROOF DEDUCTIBLE FRAUD

Homeowners’ are not innocent victims when it comes to roof deductible insurance fraud. As a matter of fact it’s the homeowner that is perpetuating this corruption. The Better Business Bureau will not address this issue, nor will the news stations. All accounts from both the BBB and news media render the homeowner as an innocent victim. That’s not true. Here in Colorado Springs roughly 33% of every prospective customer will ask us, “what about my deductible?” When we respond that they can pay for their deductible with check or credit card they get agitated.” We didn’t take the bait for they know that it’s illegal and they want me to cross the line. We don’t cross the line nor do we meet them half way. Now they have to tell me exactly what they mean and this tactful homeowner now either divulges their true intent of fraud or tip toes around the issues with a story. We’ve heard it all and it’s become hilarious with the masterful conversations that we’ve heard over the years. Homeowners are really artful in sharing their expectations that roofers are to commit the insurance fraud, however the homeowner wants nothing to do with it. Homeowners’ actually say, “I want commit insurance fraud, but you will, if you want my business.” This is so wicked and disastrous to our children. Whatever the parents do, the kids will do unless their eyes are opened. Remember, I already said the emperor is naked and everyone has closed their eyes to the truth. What will you do? Imagine where our kids will be like with the kind of moralistic thinking that is prevalent in our society today.

HOMEOWNER’S GREED CORRUPTS COLORADO SPRINGS ROOFERS, OOPS!

This is not the fault of roofers in Colorado Springs. Most of the roofers don’t have the same moral compass that I have. Many homeowners in Colorado Springs were raised with a Judeo-Christian view, yet they are willing to compromise right and wrong for money. I’m not judging anyone I’m telling you biblical perspective and personal objective experiences that are not ethereal in nature. Colorado Springs homeowners must choose to do what’s right are corruption will persist. It’s a homeowners greed that invites roofers into corruption. It’s not funny when I hear the sweet little mom state, ‘I’m going to do what’s best for my family.” That’s code work for I need a roofer that will collaborate with me in committing fraud so I can steal from the insurance company and use the money on a family vacation. Wow, I really said that and I did because it’s social moralistic relativism that is justified because my family benefits. Hey, that’s wrong no matter your age, sex or color.

WHY WOULD A ROOFER THAT ALWAYS LIES TO INSURANCE COMPANIES TELL YOU THE TRUTH?

For the homeowner their one little time of infidelity with the insurance company may appear to be small. The problem for a Colorado Springs roofer is that he is being asked to prostitute his values every time he commits fraud. It is the continual process of lying that hardens a roofers perspective to right and wrong. How can you as a homeowner trust a roofer in Colorado Springs that is constantly lying to the insurance company? With a seared conscience, how can you trust a Colorado Springs roofing company that trains everyone on staff to lie? I think we do see ourselves as ministers of roofing. Even today in other nations profession business people use the title of minister in their trade.  I know of several roofing companies in Colorado Springs that are conducting themselves with integrity, but they are rare.

THE NEXT GENERATION MATTERS

The youth in our nation are watching, learning and reproducing what our generation has done. We need good role models of righteousness. I challenge everyone that reads this simple article to pursue righteousness. This generation matters and the unborn children matter. What we do today will either build up or tear down future generations. I for one desire to build up the next generation. It is my desire to see children of hope and destiny and not children of despair and hopelessness. May we all be transformed by revival in our business structures, schools and homes.

Colorado Springs roofing companies and homeowners enter into a win, win relationship when the roofer installs the best roof and the homeowner pays their deductible. The homeowner has a covenant with the insurance company to pay the deductible to the roofer. The roofer deserves to make a profit if the company is to remain solvent. The only way to sustain the roofing business for Colorado Springs roofers is for them to get paid the present day market value for a roof installation. Honest roofers will not cover deductibles and they deserve to be paid the proper amount.

ASK YOUR DOCTOR TO COMMIT FRAUD BY COVERING YOUR DEDUCTIBLE

Of course, your doctor will not do this, nor should you expect a roofing company in Colorado Springs to do the same. Homeowner’s it’s up to you to protect yourself by doing what’s right. Good luck with selecting a roofer that you can trust.

At what point do we say the sacrifice and attainment of that which is great and to be great is not worth the price? This I have fixated my eyes upon and have failed to reconcile the tension between average, satisfactory and great.That which is within me says, “In all this is done it should be our desire to function with a spirit of excellence. To say that it’s good enough doesn’t register right within me.” There are limits to our excellence and each should be aware of their limits. That in itself is a measure of greatness. To recognize ones frailty and limits of ability is a measure of wisdom and humility and that in itself is truly precious, priceless and great. With that being said, I know that I can not do this on my own. Life, business, greatness is not possible in a vacuum. With truth and reality set into motion I find myself at the place of knowing, realizing and experiencing depths of inability to answer questions, therefore I as a servant leader have no answers to certain questions that plaque my soul in this hour. I’ve seen things in human nature that have been revealed, exposed and brought to light in the aftermath of the largest hailstorm in Colorado Springs history.

Experience is a great teacher, yet there is great danger in our experience if it’s not properly filtered. Unfiltered experience may result in bitterness of experience resulting in increased tension and angry tones. First, I’ll share a recurring experience. Since the record hailstorm we’ve seen many of our clients break their word and refuse to honor contracts only to go after other roofers that were willing to commit fraud. This has broken my heart and wounded my soul. My new tendency is to quickly pass judgement on those that were willing to trade their word for money. It has become rather easy for me to see these ones as being mastered by money and a slave to it. That pronouncement of judgement although it may be correct is wrong. I repent to everyone in whom my heart has made this judgement. At the same time I hope that our community doesn’t see insurance companies incorrectly as a source of welfare, betterment or economic windfall. Please forgive me for angry tones and measures of bitterness in my soul. May I be granted the grace needed to work these things out of my heart.

We all see through the glass dimly and our filters either taint relationships or help relationships. Here at Integrity Roofing and Painting, LLC it is truly our desire to be a blessing to everyone that we meet and those that choose our roofing service and the way we go about the entire restoration process we truly want our relationship to be a win, win situation. At this time I truly understand the demands and logistics of this season and would like to properly convey the current environment and depths of difficulty at this time for ourselves and every other roofer in Colorado Springs.

At this time I want everyone to know that we truly desire to be great, to do what’s right, to honor God and country. We really want to do this, but this is not business as usual for everyone that has been roofing Colorado Springs residences realizes that his storm has created very complex issues and some of these issues will only be revealed on a need to know basis. Other issues are common to every roofing contractor in our area at this time and it will impact their ability to deliver jobs at their highest level. Some companies may convey a different message at this time than what is reality. Rest assured that the aftermath of the recent storm has caused tensions, strains and logistical issues that are not only problematic, but reflective of some serious issues in our society.

Here at Integrity Roofing and Painting, LLC we have not been pursuing money, we’ve been pursuing relationships and excellence in service. This is still our pursuit, however external forces will limit our ability to develop relationships at the level that we normally are able to attain. In many ways some of our clients may feel abandoned, but that is not our attention. The truth of the matter is that no one had any idea that over 40,000 roofs were damaged in Colorado Springs from the recent storm. We commit ourselves to seeing this through and will learn from this experience. While I see we are not pursuing money allow me to elaborate. We will nor pursue money incorrectly. One of our mottos is, “We make roof replacements easy.” This is truly our desire and we do an excellent job at it. Today there are some misconceptions that pervade all streams of media. We have taken some heat for not giving inspections. This was my decision and it was the right decision. After 30+ years of construction and insurance experience I know that we are exercising integrity when we chose to only work off of insurance Xactimate pricing. Many people have been offended that we would not give an inspection. The volatility of pricing in our present market calls for wisdom on the contractor, therefore understanding the demand of the season, Integrity Roofing and Painting, LLC shall not be locked into a price when we know that our expenses may go up 10-20 percent during the aftermath of this storm. We have no desire to lose money. We desire to sustain wise business practices and sound accounting principles. Trust us when we say that it’s beneficial for everyone to not be locked into an exact price in this chaotic environment. Insurance companies know of the price increases and most are changing prices monthly to compensate roofers. We have to be in relationship with homeowners that understand this is agree to the necessity of allowing us the ability to supplement all roof scopes at this time with every insurance company.

Any one that understands insurance knows that they only have to pay their deductible. As a result of this understanding our experience is that people want to try and figure a way to pocket some insurance money. We will not participate in insurance fraud, therefore we have not given roof inspections at this time. As a group we have a large collection of conversations and experiences with homeowners that exposed themselves by stating that they wanted to find a roofer that would do the work for less and than to have that roofer send false documents to the insurance company at an inflated amount. We are not that company so you may as well not ask us to do it nor should you waste your time in calling us.

If you’re are ethical and you’re looking for someone that has been roofing Colorado Springs ethically for many years than contact us. If you’ve filtered life in such a way that greatness is only about your bottom dollar or cheating the system than don’t call us and ask for a roof bid. We will not participate in any scheme concocted by a homeowner to defund the insurance process. If you want someone to help you in the insurance restoration process and you’re willing to work with someone that’s fighting a good fight, although we are not perfect it is our desire to be great. We know that we can’t please everyone and that not all people are meant to be in a relationship. If you’re a fit for the way we do business than we’d love to install a roof on your home.

If you chose to defraud the insurance company we will not judge you. Everyone has a choice. We’ve been in this industry for decades. Our perception will be different than most people and even other roofers. We just want to function with a sprit of excellence, even in our imperfection, knowing that we’ve done all that we can do to live life well and for lives to end knowing that we did life correctly. That’s our perspective.

We desire the best for everyone and hope that all have the discernment to do what’s right.

Consider the Following example of someone wanting an inspection when they already have the inspection from the insurance company:

I live near Security area where we had horrible hail damage. I called Integrity to get an inspection and Vince came out to my property to look it over. He said that he could either write me an inspection or base the inspection on my insurance claim. There is no reason that they should not provide an inspection. We wanted three inspections that detailed the scope of work to be performed and the cost so that we could compare as you should always do when hiring a contractor and then we could choose (not necessarily the best price) but the best value for what we needed done. When I called him back to ask for the inspection, he said “we have so many projects going right now, that we are not doing inspections for anyone unless you turn over your insurance information and we can write the inspection based on your claim numbers”. This is incredibly shady to me. There should be no reason for them to decline giving me an inspection for a re-roof. I will share my claim information with the contractor I choose to hire but for this company to even decline giving me an inspection without seeing the numbers on my claim is completely dishonest. Talk about zero transparency and honesty. I just cannot believe he said that. They wasted my time to come out and provide an inspection and then wouldn’t give me one. Other roofing contractors I have called, said it’s no problem, they can give me an inspection and then if we decide to hire them, we can go over the claim info and get everything finalized in the agreement. Integrity is obviously lacking in ‘Integrity’ because they won’t tell you what your roof should cost to replace up front. Not until they see your insurance claim. Jamie, thank you for calling me today to discuss this. While we will continue to disagree about our position to suspend generating inspections during this current storm, we will continue our position that it is ethical to work for what the insurance determines is the price for the roof. As we discussed, our estimating software is Xactimate so our inspections will end up matching the insurance claim summaries anyway. We are going to continue simplifying and streamlining the process by agreeing to work off claim summaries instead of generating matching bids. Thank you for your feedback and I appreciate that you are passionate about your view. I am glad you have multiple bids from other roofers and will have several from which to choose. Roof Expert or Impersonation?

The world is flooded with choices, it can be challenging to operate with discernment. Every company claims to be the best in their field, and chaos prevails with a tremendous diversity of online search directories. As a consumer, perform a simple Google search for “roofing Colorado Springs” and a smorgasbord of online directories populate the screen like the choices at a buffet restaurant. All it takes is for a company to spend money with Angie’s List, BBB, Houzz, Yelp, Judy’s Book, this book and that book and the list goes on and on. These directories endeavor to bolster confidence in a consumer’s buying decision. Behind the scenes and overnight a success story was born, with the help of search directories, some of these companies were only given birth yesterday, being touted to consumer’s via Home Advisor or Angie’s List as a reputable contractor. Hey, we live and have our being in the United States of America, without question the greatest country in the world, and I thank God that capitalism is flourishing. I love capitalism and enterprising ideas and blossoming companies, but let’s face it not every company can be the, “Best of the best.” Here’s the rub for every consumer, how does a consumer determine, “who is a roof expert?”

This is a challenging topic for every consumer, and in the residential roofing industry I’d like to explore that question by evaluating why locating an expert in my industry may be the best choice for you. Before we begin, allow me to peruse the often over flaunted, flagrant and abusive usage of the following title “roof expert.”

Qualifications for a roof expert?

Allow me to digress for a moment and reach back several decades. It was around 1986 that I worked for Ed Babes, the owner and operator of A-Top Roofing. Without question, Ed was a consummate professional and an expert in the residential roofing industry. In a time when air guns were being used to install staples and nails, Ed stuck to his guns and refused to implement nail guns into his work force. We were required to hand nail every roof shingle and that’s where my knowledge of roof top’s began. It was a day before the world wide propagation of cell phones and internet. We learned the old fashioned way by getting our hands on shingles, into a pouch full of nails and unintentionally spreading tar all over our hands.

Those were the days of hard work, where word of mouth prevailed. In those days the experts were the men who knew how to install roofs. Today, I would like to state that an expert is one that is capable of performing the function of roofing and fully understanding all of the roof’s integral components and the integration of such intrinsic pieces. Here are some ideas to gauge whether one may qualify as an expert roofer or roof expert:

• Unless one is an expert roofer it would be difficult to be a roof expert. Although, possible I would be more confident with one that has hands on experience of the field in which they presume to be an expert. I would not want an expert heart surgeon that had no experience as a surgeon. By all means, no practical airline would hire an expert pilot that has never flown. Come on, you know what I’m talking about. My aunt used to vote for the President of the United States based upon which candidate was better looking; for real! While looking and interviewing one of the many roofing contractors Colorado Springs has to offer, many self proclaimed roof experts portray themselves as possessing a wealth of roofing acumen. Don’t fall into the same trap of pretense, posturing and positioning that is created by a marketing campaign that flaunts a roofer or roofing company as an expert.
• It takes years, if not decades for one to become a roof expert.
• There are manufacturer’s representatives that have only been in the roofing industry for a few years. The title of roof expert is not owned by them.
• An expert must have comprehensive understanding of all roof components.
• A roof expert has to be able to manipulate flashing to divert intrusive water from penetrate a building’s interior.
• The integration of the entire roof system must be fully understood and an expert is capable of communicating to the home owner and another roofer every aspect of the function of each component of the roof system.
• A roof expert is able to expect the unexpected and to design the roof system with this idea in mind.
• An expert roofer is familiar with the best products in the roofing industry.
• An expert roofer is capable of installing every product that is being sold and represented by their roofing company.
• Every salesman is not a roof expert. i have rarely engaged a roof salesman that had comprehensive roofing knowledge.
• Every roofing company doesn’t have a roof expert on staff. There are roofing companies where the primary owners have little understand of roofing.  (I know this from personal communication within the roofing industry.)

HAAG Certified roof inspector

One of the qualifications that I’d be looking for as a homeowner from one of the more competent roofing companies Colorado Springs has to offer, is for them to have roof experts that possess an innate ability to properly and accurately inspect and evaluate residential roofing. Objective, measurable, quantitive data and analysis of the current condition and performance expectations of a roofing system must be at the finger tips of ever roof expert. They have to be able to verbally communicate objective data and be willing to put their name on the line. If they are not willing to put it in writing they are not a roofing expert. Verbal communication is meaningless when it comes to holding someone accountable. The best sign post for a consumer that they are working with someone that has at least one layer of being a roof expert is if they are a credentialed HAAG roof inspector for their prospective field of choice in the roofing industry. A roof expect may only be an expert in commercial, residential or industrial roof systems.

• Haag Engineering is one of the oldest firms in the United States that specializes in the engineering analysis of damage and failure to roof systems.
• A certified roof inspector has been trained to determine cause and scope of damage, compute costs of repair, and to analyze field date culminating in objective data.
• Most roof experts have been trained and certified by Haag Engineering.
• A certified roof expert is able to determine whether a repair or replacement is most cost effective for the end user.
• A roof expert is able to determine precisely what caused the damage.
• Homeowner’s should have an assurance that a Haag certified roof inspector is able to provide accurate and trustworthy information.
• If a Haag certified roof inspector misrepresents the truth their license is subject to being revoked.

There are other layers that would be apropos in identifying whether one is a roof expert or not. In an upcoming blog post I will share on why you may want to hire a Shingle Master Company.
